The mirror should be wide enough to cover the full cabinet width, providing visual continuity from cabinet to mirror that reads as a designed element rather than an afterthought.
Mirror edges in Class A multifamily are typically polished or beveled. Polished edges provide a clean contemporary appearance. Shower door track and frame installation
Semi-frameless and framed shower doors use a track system at the floor and sides of the enclosure. The floor track must be sealed to the tile surface to prevent water infiltration under the track into the floor assembly below. The sealant at the floor track joint is a maintenance item that must be confirmed complete during the pre-walk unit inspection and that the property manager should inspect annually.
The wall channels for shower door frames must be anchored to structural backing behind the tile, not to the tile alone. A wall channel anchored only to the tile surface will pull away from the tile under the lateral stress of daily door operation. Confirm that wall channel anchoring is to structural backing as part of the Division 8 submittal and pre-installation review.
Mirror backing and anti-tip protection
Large vanity mirrors in multifamily bathrooms require anti-tip protection to prevent mirrors from falling forward from the wall in the event of a mounting failure or seismic event. Anti-tip protection is provided by a J-channel at the bottom of the mirror that retains the mirror in the channel, preventing forward tipping, and by mechanical anchors at the top that resist backward pulling away from the wall.
Confirm that the mirror mounting method includes both anti-tip J-channel at the bottom and mechanical top anchoring before any mirror is installed. A mirror mounted only with adhesive at the back, without mechanical anti-tip protection, is a safety risk in any installation where the mirror could fall onto a resident.
