Template measurement must happen the day cabinet installation is complete on each floor. This requires a standing coordination between the cabinet sub and the countertop sub, not a phone call from the superintendent after the fact. Salt Lake City Class A projects in the downtown core, Sugar House, and the Lehi and Draper tech corridor specify quartz countertops from premium brands. Modern laminate in stone-look finishes offers a practical alternative to quartz for budget-constrained projects where the cost difference between laminate and quartz is a significant per-unit impact.

St. George’s active adult and resort residential market specifies quartz at the Class A level and sometimes natural stone, including quartzite and marble, on premium resort and second-home projects where material authenticity is part of the design story. St. George developers compete on design quality with buyers who have seen premium product in California and Nevada resort markets.

Edge profile coordination and submittal

Edge profiles on Utah multifamily projects should be confirmed in a submittal before fabrication begins. The edge profile, whether eased, beveled, ogee, or waterfall, is specified in the project drawings or the unit type matrix and should be confirmed against that specification before the fabrication shop cuts any edges.

On projects with multiple unit types specifying different edge profiles by unit category, the fabrication shop needs clear instructions organized by unit type before beginning production. A countertop delivered with the wrong edge profile cannot be corrected in the field without the risk of cracking the stone. Refabrication adds two weeks to the delivery schedule.

Sink cutout coordination with Division 22 in Utah

The sink model specified by the Division 22 fixture supply sub determines the sink cutout dimensions in the countertop. The Division 22 sub must provide the sink model number and the manufacturer’s cutout template to the countertop sub before fabrication begins. On projects where Division 12 and Division 22 are under different subcontracts, the GC must confirm that this information has been transmitted and received before authorizing fabrication.

DOPL licensing and Utah contractor requirements

Utah requires contractor licensing through the Division of Occupational and Professional Licensing for installation work performed in the state. Confirm that the countertop sub holds a current Utah DOPL contractor license before awarding scope. License verification is available through the DOPL public lookup. A sub operating without a current DOPL license creates liability for the GC on Utah projects, particularly those with state agency oversight or public funding.

The DOPL license covers the installation scope. Countertop fabrication performed outside Utah does not require Utah licensing, but delivery and installation in Utah does. Confirm that the sub who will be on site performing installation holds the applicable Utah license, not only the fabrication shop.

On Wasatch Front projects where the countertop sub is sourcing fabrication from a Salt Lake City or Utah County fabrication shop, lead times tend to be shorter than for subs who fabricate out of state and ship to Utah. Local fabrication also allows for faster response to remeasure situations where a field condition requires a revision after the initial template.
